This is Carrie Mann with Sustainable Perspectives on the former Fort Ord.
In the next two weeks, I will focus on the East Garrison development on the former Fort Ord, just southwest of Salinas.
The development will be on 244 acres of land. It is carefully designed to encourage walking and biking. All homes will be within walking distance of the town center, public transport and park areas. There will be wide sidewalks and accessibility to recreation, entertainment and an Arts District at the town center.
East Garrison will be developed by Woodman Development, Urban Community Partners and William Lyon Homes. It will consist of 1,400 residential units including small lot houses, condominiums, apartments, townhouses, and live/work units. Twenty percent, or 280 of the homes will be affordable through deed restriction, according to Monterey County Housing policies. The entire project will be "Affordable by Design". This means that the compact layout with higher density and the modest home sizes will keep home prices relatively affordable.
The home designs will enhance a friendly neighborhood atmosphere by having porches on the front street, with garages in the back. Neighborhood Commercial shopping areas will have parking tucked in back as well, to maximize pedestrian friendly, pleasant gathering spaces.
East Garrison could be a model of "new urbanism" -a walkable, mixed use, mixed income, and interactive community.
